Being in this business for over 13 years, I have seen a recent surge in investment purchases due to the low interest rate environment we are currently experiencing.
Investors can purchase income producing properties with 20% down payment with a 30 Year Fixed at 3.875% which makes the property cash flow positive.
The major pitfall, is the Banks are looking for investors with experience to prove they can manage the tenants.
For those without the experience, it's best to start with one property at a time and build a portfolio and gain experience which can be used to help qualify for additional properties in the near future.
