Central Park South is short, however, for only three blocks there are co-ops and condos offering perhaps the most famous views of Central Park -- trees framed by the skyline of Central Park West on one side and Fifth Avenue on the other.

Sherman Square - Upper West Side Coop Apartments

Broadway and Amsterdam between West 71st Street and West 70th Street.

The small parcel of land, acquired by the city in 1849, was named for civil war General William Tecumseh Sherman (1820–1891) who resided nearby.  The saying “War is hell” is attributed to Sherman. His younger brother, Senator John Sherman (1823–1900) was the author of the Sherman Anti-Trust Act of 1890.

The parcel was reduced in size when 70th Street was opened from Eighth Avenue to Tenth Avenue, cutting through the block and carving out the traffic triangle. 

The old 72nd Street subway still operating has it's south entrance at Sherman Square. The Subway station and The Ansonia were built the same year.

201 West 70th Street, One Sherman Square is a 42 story full service coop with 378 Apartments built in 1972. Most of the napartments have balconies. Building features include Driveway; Garage; Garden; Fitness Room; Laundry Room; Rooftop Deck. 

Current available apartments range from a $700,000 one bedroom to $1.7 million + for 30th floor 2 bedroom 2 bath homes. Recent closed sales data include a Junior 4 sold for $820,000 and one bedroom sold for $575,000 to $740,000

Nevada Towers 
 Nevada Towers, a 30 story full servic coop with 280 apartments is situated like an island between West 70th Street and West 69th Street between Broadway and Amsterdam. In the middle of the traffic triangle. 

Currently there are 9 apartments for sale at Nevada Towers ranging from a 406 square foot studio for $275,000 to approximatly 2000 square foot 4 bedroom 3 bath for $1.45 million. Awesome views from many of the apartments because of the unusual location. Recent closed sale data nincludes 1 bedrooms that sold from $430,000 to a low floor 4 bedroom for $1,475,000.

Verdi Square

Broadway and Amsterdam Avenue between West 73rd Street and West 72nd Street on the Upper West Side. Verdi Square is a small triangular shaped piece of land with the Giuseppe Verdi statue (opera singer) enclosed by fencing on the Upper West Side of Manhattan.

In the early 1900s the square served as a gathering place for musicians, including Enrico Caruso, Arturo Toscanini and Igor Stravinsky.

In 1974, Verdi Square was designated a Scenic Landmark by the Landmarks Preservation Commission, one of only nine public parks to receive this distinction. When I first moved to the Upper West Side, it was filled with drug dealers and locals gave it the nick name "Needle Park".

The monument was restored in 1997 with funds from the Broadway/72nd Associates. Today, Verdi Square is entirely redecorated and landscaped, filled with baby strollers making it one of the most desirable areas of New York City to live in.

On the north it is enclosed by the Florentine Renaissance palazzo of the Apple Bank Building the trapezoidal structure, with a vast vaulted Roman banking hall 65 feet high was built in 1926–28. The building now has 29 residential condominiums over the building's top four floors. Large lofts, 2 bedroom to 4 bedrooms ranging in price from $2million to $7million.

 The 72nd and Broadway Subway station is located at Verdi Square across the street from The Ansonia. The old station head house is still there and still open on the south side of 72nd street.

Verdi Square Park has mini gardens, benches and serves as a walkway for pedestrians, people walking their dogs or taking the 1, 2, or 3 trains at the 72nd Street Station.

Vintage 1920 Subway Ride

 HBO folks in prohibition era fashion are giving out free metro-cards at the 72nd Street subway station on the Upper West Side to promote season two of Martin Scorcese's Boardwalk Empire
An authentic vintage 1920’s train has been running on the express 2/3 track in Manhattan throughout September (specifically, from 12 to 6 p.m. on Saturdays and Sundays). I got to take the ride today.

The vintage train has been transporting New Yorker's back in time to the Prohibition era with authentic details such as rattan seats, ceiling fans and drop sash windows, as well as a custom branded interior featuring Boardwalk Empire-inspired period artwork.

Green Condos in Manhattan

Many Manhattan Condo buyers are going green. LEED certified homes combine systems that together create a holistically green building that is much more than energy savings. Energy, indoor air quality, water consumption, sustainable sites, landscaped roofs all create an envornmentally friendly building.

To receive LEED certificate a building has to earn 26 of 69 points on a scale created by the (LEED) Leadership in Energy and Environmental Design, the country's most popular green benchmark. Certification of silver, gold or platunum can happen up to a year after the building is completed. Green buildings are required to be 14 per cent more efficient than regular building codes dictate.

Manhattan Condops: Best of Both Worlds

What is A Condop? 


A condop is a residential building or portion that includes cooperative and condominium ownership structure. The condominium has a residential cooperative unit separate from the commercial unit and or garage unit.  

During the late 1980's several new developments were built as "condops" they were "hybrids" because the developer had an underlying mortgage on the residential portion of the project. The residential unit is legally a cooperative. Owners are shareholders in a corporation.

A condo can not have an underlying mortgage. I was an original owner/shareholder in one of the first luxury condops constructed on the upper west side.

I often get calls from other brokers about The Boulevard since I'm a resident broker. Many agents think a condop is a coop with condo rules. In many condop buildings that is true but the rules have nothing to do with what makes the building a condop.

In new construction, in the offering plan, if the developer/sponsor leaves the purchasers/ shareholders/owners with an underlying mortgage the building is usually a condop. The underlying mortgage is included in the maintenance allocated proportionally to each apartment sold as shares.

New construction condops include The Azure and 1 Carnegie Hill on the Upper East Side and 305 West 16th street, a brand new luxury designer condop building in Chelsea and there is a new condop in Harlem. 

Most condops have right of 1st refusal like a condo, they are investor friendly and have the same unlimited sublet policy and amenities usually found in condos.

The Savanah, 250 West 89th Street

A condop can offer the best of both worlds. It can offer rules and amenities of a condo, tax deduction, lower closing costs (no NY state mortgage recording tax) like a coop because a coop is not considered "real property" it is considered "personal property." Condops are usually valued in between a coop and a condo.

There is an advantage to buying a condop if you can find one in the neighborhood and price range you require.

Upper Broadway - Condos and Condops

Broadway is the busiest boulevard on the Upper West Side of Manhattan. Everything happens on The Boulevard.

Upper Broadway, the hub of the Upper West Side architecturally is an eclectic mix of pre war buildings with modern luxury full service buildings.

The most famous condo on Broadway,The Ansonia is Broadway's most opulent structure. When The Ansonia opened in 1904 it was called: 

"The most technologically advanced apartment house in the world"

Apthorp Apartments, the elegant full-block apartment complex built by the Astor family for the New York elite has converted its 163 apartments to condominiums. The landmark 1908 building has two addresses 390 West End Avenue and 2201-2219 Broadway between west 79th and west 78th streets.
While there are some grand prewar condos and coops on upper Broadway many of the residential buildings are post war modern condos and condops that were built on the Broadway corridor in the west 80's and west 90's during the late 1980's. New construction condos and a rental building have recently been completed in the West 70's.

The landmarked Apple Bank Building at 2112 Broadway at West 73rd Street and West 74th Street has been converted into 29 residential condominiums over the building's top four floors.

*Condop is a term for a residential building or portion of a building that includes both a condominium and cooperative ownership structure. Typically the condop refers to the residential portion of a building which is treated as a single condominium unit owned through a cooperative ownership structure.

The Columbia was the first modern luxury high rise built on Broadway on the Upper West Side. It is taller than most Upper West Side buildings because it is on the north side of 96th street. Above 96th street zoning laws allow taller buildings.

The Ariel complex consists of two two glass towers, the Ariel West (the larger of the two) and the Ariel East. Ariel East, 2628 Broadway, 37 floors, 64 apartments. Fitness center, pool, private playgrounds, jungle gyms, slides, half court basketball, screening room, billiards room, two childrens' playrooms, resident's lounge, pet grooming salon.


Most of the post modern condos and condops on upper Broadway feature luxury amenities such as pools and health clubs that are rarely found in pre-war and many post war buildings. Most have apartments that range in size from studios to 4 bedrooms. Prices range from $500,000 to over $5 million.


As a long time Broadway resident myself, it is a true pleasure to walk along Broadway and take advantage of the well established retailers, and restaurants. My favorites are: FairwayZabarsCitarella, the famous H&H Bagels and my office The Corcoran Group -Westside Gallery are all located on Broadway in the heart of the Upper West Side. I love running into past and current clients, friends and colleagues on Broadway.
